Common Problems
What we typically see.
Pavers sinking or heaving in a specific area
Usually indicates base failure — either inadequate original compaction, a drainage issue saturating the base material, or a void forming underneath. We excavate the affected section, address the root cause, and re-set properly. Surface patching without addressing the base will fail again.
Water draining toward the house or pooling on the surface
Drainage grading problems are serious in Florida — water that ponds against a structure or near a pool shell causes long-term damage. We can re-grade sections of a paver surface to correct drainage without full resurfacing in most cases.
Edge failure — pavers spreading and creating gaps
Edge restraint failure is common with DIY work or poor original installation. When the perimeter fails, pavers spread and the whole system becomes unstable. We replace the edge restraint, reset the border pavers, and re-compact the affected area.
Cracked or broken pavers in a high-use area
Individual paver replacement is straightforward if we can source a match to the existing material. If the cracking is widespread, it may indicate a base problem underneath. We assess first — if it's a base issue, we fix the base.
